Water Testing

We can usually collect within about 2 business days and then it takes about 2 business days to email out the water test report. On-site collection takes approximately 20 to 30 minutes.
We do take payment up front to schedule the water test.
If cancelled one business day before, water test and trip fee are 100% refundable.
For wells (and most springs), water and power need to be on and running to a spigot or faucet for us to collect the water test sample. If these aren't available upon arrival, a wasted trip fee applies. Properties cannot be winterized.
Samples are collected at a point of consumption — locations within or on the house like hose spigots, kitchen sinks, bathroom sinks, or tubs. Samples at other locations like well heads are available upon request but some lenders will turn down such a test.
Water Testing Price is per sample/source. If you want well head and house tested, that is 2 sources and 2 samples.
Water Test Reports/Results are released to whomever paid for them. They can authorize us to release them to additional people.

Radon Testing

Do not touch, bump, move, or otherwise interact with the testing box. If occupied, keep exterior doors and windows closed, maintain normal HVAC settings, and leave ceiling fans off.
We do take payment up front to schedule the radon test.
If cancelled one business day before, radon test is 100% refundable.
Price is per radon test. Price includes testing and reporting. Each test will be one location in the house.
Radon test will be set in the lowest, finished, living area of the house.
Radon reports/results are sent to whomever paid for them. They can authorize us to release them to additional people.

Well Inspection

Each well inspection is one water system. A system is one connected set up. One water source feeding two pressure systems is one system. Two separate water sources feeding separate structures would be two systems.
We do take payment up front to schedule the well inspection. If cancelled one business day before, the trip fee is 100% refundable, and the well is 50% refundable.
After we receive payment, we can usually do the well inspection within 3 business days and the report will be emailed over about 2 business days later. From order to report takes about 5 to 7 days.
Water and Power need to be on to the water source and the house for the well inspection. If we arrive and the house is winterized or power is off, a wasted trip fee will be charged.
Please let us know upfront if the water source is shared between two or more properties. We need to know so we can ask the right questions and make sure we have all the access we need.
We do inspect residential spring systems (springs that feed into a house). We will still refer to it as a well inspection, but it may or may not include all the items in a standard well inspection.
Components must be readily apparent and accessible. Components must be within about 1/4 of a mile of house/parking area. Wells should not be buried.

Well Chlorination

Chlorination to water test results is at least 4 business days. By state rules, the chlorination process takes at least 2 days.
The water should not be used until the chlorination is complete!
We do take payment up front to schedule the well chlorination. If cancelled one business day before, the service is 100% refundable.
Water and power need to be on the water source and house. Water needs to be running to the house. House cannot be winterized.
Chlorination works for 99% of standard wells. A properly done chlorination kills the bacteria 99% of the time, however, occasionally a well will need a second treatment. Rarely, a well will have an underlying condition causing bacteria where multiple chlorinations won't work — most people install a UV Light.

Septic Inspection

Each septic inspection is one septic system. A system is one connected set up.
We need access to all components of the system including the main tank lids, pump tanks, etc. The area must be clear of brush, personal items, pets, etc.
We do take payment up front to schedule the septic inspection.
If cancelled one business day before the septic inspection is 50% refundable. This covers the prep work, property and permit research, lost appointment, etc.
Water and Power need to be on to the water source and the house. We may need to run water to flush an e-locator, check system performance, etc.
Please let us know up front if any part of the septic system is shared with another property. We need to know so we can ask the right questions and make sure we have all the access we need.
Any NC Licensed Septic Installer can do any of the repairs recommended in the report. WNCIL is a NC Licensed Septic Installer and we do offer repair services.
The process requires calling 811 (3 business days to mark utilities), requesting permits, obtaining signed forms, then inspection and reporting. It takes about a week to 10 days from ordered to report.
